A lot of work: with potential

We went to see the house today! It has....potential. Which is about what I expected. The bedrooms are small!!!!!

Master bedroom: 11.5 x 10.5
Second bedroom: 9.75 x 10.75
Third bedroom: 9.75 x 9.75
Full bath: Basically 5 x7...with a tub!
Half bath: 5 x 4.5 (Just a toilet and sink)
Living room: 14 x 13.5
Kitchen: 12 x 19.5

The kitchen and bathrooms need to be totally redone. Actually, the former tenant turned the half bath into a closet and took out the toilet and sink!

There are two spots in the kitchen for a washer and dryer and they are on opposite sides of the kitchen! Not sure what to do about that. Have to figure out how expensive that's going to be to put them in the same place and build a little enclosure around them.

The house has electric baseboard heating and window units and my dad does not want to spend the money to put in central heat and air. We can live with that, at least for a year until we see if we will actually use the house, but the existing heaters need to be replaced at least. They are OLD and rusty.

The backyard is great. It backs up to a marsh.

Basically, it's about what I expected. The managers of the house, who are old friends of my mom, met us there with a handyman who they've used for their other rental properties. He's going to give us a quote for the things that need to be fixed and then we'll kind of take it from there in terms of what he will do, what my dad will pay for, what we will pay for and/or do ourselves.

It's exciting, but is definitely going to be a project. But the area is awesome. There's a bike path through the park down the street and a playground. People have their canoes and kayaks at the end of the street. It's within walking distance to the bay and the drive to the oceanfront was only about 10 minutes.

The only real negative is that the house has flooded a couple of times in the past. The old tenant said that one time it came into the house, but the handyman disagreed because he said there wasn't evidence of that. Knowing that the house could flood makes me a little afraid...I guess we need to keep that in mind when it comes to furniture and flooring.
